Derawan investment guide
Is there enough real, repeat visitor demand in the Derawan Islands to support a commercial tourism asset?
Invest · Derawan tourism
Field intelligence from an operator running private trips in Berau since 2015: demand, season, access, supply and the land questions. Not a solicitation, and not legal advice.
Read them in order
Together they move from "is this market real" to "what do I legally sign". Start with demand before you spend money on anything else.
Demand we sell ourselves
The most honest evidence we can give an investor is our own product: private 3D2N and 4D3N trips and a 4D3N open trip, meeting guests at Kalimarau Airport (BEJ) in Berau.
April to November is the best season and December to March the wetter period, though open-trip departures are published in every month. Larger groups pay less each, because boat and guide costs dominate: this destination rewards operators who can fill a vessel rather than a room.
Published Indonesia Juara trip rates, not investment figures. Flights to Berau (BEJ) are not included.
Anchor attractions
A commercial Derawan project lives or dies on which anchor attractions it can reach within a single boat day. They are not interchangeable.
Existing supply
Before modelling a new property, look at what guests already pay for. The properties on our trips range from village-scale cottages to the Maratua Paradise Resort water villas, and that mix is the honest picture of the current market.
Anyone underwriting a Derawan dive resort should benchmark against these properties rather than against Bali or Raja Ampat comparables.
The hardest constraint
Every guest-night is gated by a flight and a boat. Access difficulty keeps inventory scarce and concentrates demand on operators who can package the whole chain.

We publish what an operator can see: demand, seasonality, access, existing supply and the questions investors ask repeatedly. We do not publish return projections, yield promises, valuations or land prices.
Nothing in this category is a solicitation, a projection, or personalised investment, legal or tax advice. Indonesian land, company and tourism-licensing rules are specific and change: verify every point with a licensed Indonesian notary, lawyer and tax adviser before committing capital.
To discuss a dive centre, an eco-lodge, a boat operation or a land question in Berau, email sales@indonesiajuara.asia and tell us which itinerary destinations matter to your plan.
Answers
Indonesian law restricts direct freehold land ownership by foreign individuals, so overseas investors normally work through Indonesian legal structures. Which one applies depends on the asset, the location and current regulations. Verify every transaction with a licensed Indonesian notary and lawyer before you commit.
